Selling your home is one of the most important financial decisions you will make. My responsibility is to guide you through each step so that you feel informed, supported and confident from the first conversation to closing day.


Section 1 — Introduction

In this guide I walk you through the entire selling process:

  • Clarifying your goals
  • Pricing strategy and market analysis
  • Preparing and staging your home
  • Photography, video and marketing
  • Showings and open houses
  • Offer strategy and negotiation
  • Conditions, closing and after-sale support

Step One — Understanding Your Goals

Every sale is unique. We begin with a conversation about:

  • Why you are selling (upsizing, downsizing, relocation, investment)
  • Your ideal selling price and your minimum comfort level
  • Your timing – when you would like to move
  • Whether you are also buying another property
  • Any concerns or special circumstances

We also look at how your home fits into the local market: who your likely buyers are, how strong demand is in your area, and how we can best position your property to stand out.

Step Two — Pricing Strategy & CMA

Pricing is one of the most powerful tools we have. The right price can attract strong interest quickly, while the wrong price can cause your home to sit on the market too long.

I prepare a detailed Comparative Market Analysis (CMA) which includes:

  • Recent sold prices for similar homes in your neighbourhood
  • Active listings that will compete with you
  • Price per square foot (for condos and houses)
  • Average days on market
  • Market trends (buyer’s, balanced or seller’s market)

Together we choose a pricing strategy that matches your goals – whether we aim to generate multiple offers or to secure a strong, straightforward sale as soon as possible.

Step Three — Preparing Your Home

First impressions matter. Buyers often decide within seconds whether a home feels right for them. We want your property to show at its best in person and online.

Typical preparation steps:

  • Decluttering and organizing spaces
  • Deep cleaning (kitchen, bathrooms, floors, windows)
  • Minor repairs (paint touch-ups, caulking, small fixes)
  • Improving lighting and updating bulbs
  • Neutralizing strong colours where needed
  • Enhancing curb appeal (entryway, landscaping, front door)

Depending on your home and budget, I may also recommend professional staging or styling to highlight the best features and help buyers emotionally connect with the space.

Step Four — Photography, Video & Marketing Assets

Once your home is prepared, we invest in strong visual marketing that reflects the quality of your property.

  • Professional photography of the interior and exterior
  • Optional video walkthrough, lifestyle reel or drone footage
  • 3D virtual tour (Matterport) when appropriate
  • Floor plans and measurements
  • Printed and digital feature sheets

These assets are used across all platforms to present your listing in a modern, attractive and consistent way.

Step Five — MLS Listing & Marketing Launch

Your property is then listed on TRREB MLS and syndicated to multiple platforms.

Your listing can appear on:

  • TRREB MLS and REALTOR.ca
  • My personal website and blog
  • Social media (Instagram, YouTube, Facebook)
  • Targeted digital marketing (if part of your plan)
  • Direct outreach to active buyers and local agents

The goal is to create strong interest in the first 3–7 days when a new listing receives the most attention.

Step Six — Showings & Open Houses

I coordinate and manage all showings to make the process easy and secure for you.

Private showings:

  • Scheduling with buyer agents
  • Providing access through lockbox where appropriate
  • Gathering feedback from visits

Open houses:

  • Hosting public or by-appointment open houses
  • Presenting your home in a warm, welcoming way
  • Collecting visitor information for follow-up

Step Seven — Offer Strategy

Depending on your property and market conditions, we choose the best approach:

  • Offer date strategy: we list at a strategic price and set a specific date for reviewing offers, often to encourage multiple offers.
  • Accept-anytime strategy: we receive and review offers as they come, which may be better in a slower or balanced market.

When offers arrive, I review each one carefully with you:

  • Price and deposit strength
  • Closing date and flexibility
  • Conditions (financing, inspection, status certificate)
  • Buyer’s financial qualifications and seriousness

Step Eight — Negotiation & Acceptance

My role is to negotiate firmly and respectfully on your behalf. We aim for:

  • The highest achievable price
  • Favourable terms and conditions
  • Strong deposit for security
  • A closing date that works for your plans

Once you accept an offer, we move into the conditional period (if any) and prepare for closing.

Step Nine — Conditional Period (If Applicable)

Some offers include conditions such as:

  • Home inspection
  • Buyer’s financing approval
  • Status certificate review (for condos)

I help you keep track of deadlines, respond to buyer requests and ensure that everything moves smoothly toward a firm sale.

Step Ten — Closing & Moving

On closing day:

  • Your lawyer receives funds from the buyer’s lawyer
  • Title to the property is transferred
  • Keys are released as agreed in the contract

At this point, your sale is complete and you can move confidently into your next chapter, whether that is a new home, a new city or a different investment.
