Buying a home in Toronto or the GTA is one of the biggest decisions in your life. My role is to make the process simple, confident, clear, and enjoyable. This guide walks you from A to Z – from understanding your needs and budget to closing day and getting the keys.


Section 1 — Introduction

Step One — Clarify Your Needs & Lifestyle

Before we step into the market, we need a clear picture of the home that truly fits your life today and for the next few years.

Key questions we answer together

  • What price range are you comfortable with monthly and long-term?
  • Which neighbourhoods do you like (Willowdale, North York, Toronto core, GTA)?
  • Are you focused on a condo, townhouse, or freehold home?
  • How many bedrooms and bathrooms do you need?
  • Do you need parking, locker, or specific amenities?
  • How important is proximity to TTC, subway, schools, or certain workplaces?

We also talk about lifestyle: quiet residential streets versus vibrant urban areas, walkability, future family plans, and whether this purchase is mainly for living, investing, or both.

Step Two — Mortgage Pre-Approval

Mortgage pre-approval is not just a bank formality – it is the foundation of a successful purchase.

A strong pre-approval:

  • Clearly defines your real buying power
  • Prevents you from falling in love with homes outside your range
  • Makes your offer more attractive to sellers
  • Saves time once you find the right home

Lenders usually ask for:

  • Employment letter
  • Recent pay stubs
  • Notice of Assessment (NOA) or tax returns
  • Credit report
  • Photo ID

Step Three — Start the Home Search

Once your criteria are defined and your pre-approval is in place, we begin the search using TRREB MLS and REALM.

I set up a custom search so you receive:

  • New listings that match your budget and criteria
  • Price reductions
  • Sold data to understand true market value

For condos, we also pay attention to:

  • Building age and reputation
  • Maintenance fees and what they include
  • Reserve fund health and any special assessments
  • Amenities and building rules (pets, rentals, etc.)

Step Four — Property Showings

Showings are where your future home stops being an idea and becomes real. We will walk through every property carefully and calmly.

What we look at during showings

  • Layout and how the space feels
  • Natural light and window exposure
  • Quality of finishes and renovations
  • Condition of appliances and systems
  • Noise inside the unit and in common areas
  • Balcony, view, and privacy

For buildings and neighbourhoods, we also examine:

  • Lobby, hallways, elevators, and common areas
  • Amenities such as gym, pool, party room, guest suites
  • How clean and well-managed the property appears
  • Parking access and visitor parking
  • Proximity to transit, schools, shops, and parks

Step Five — Pricing & Offer Strategy (CMA)

Before you make an offer, I prepare a Comparative Market Analysis (CMA) so you can see the numbers behind the price.

Your CMA may include:

  • Recent sold prices for similar homes or units
  • Active listings that are your competition
  • Price per square foot
  • Days on market trends
  • Listing and sale history of the property
  • Overall market conditions (buyer’s, balanced, or seller’s market)

With this, we decide on the right strategy:

  • In a competitive sellers’ market: strong, clean offers with fewer conditions
  • In a balanced or buyers’ market: more room to negotiate and protect you with conditions

An offer typically includes price, deposit, closing date, conditions, and chattels/ fixtures to be included (appliances, light fixtures, window coverings, etc.).

Step Six — Inspections & Conditions

Conditions protect you and give you time to confirm that everything is in order.

For condos, we often look at:

  • Status certificate review by your lawyer
  • Financial health of the condo corporation
  • Reserve fund and any planned major repairs
  • Building rules and bylaws

For freehold homes, a home inspection may check:

  • Roof age and condition
  • Furnace, AC, plumbing and electrical systems
  • Foundation and any signs of moisture
  • Windows, insulation, and attic

Together we decide which conditions are important for your situation and the current market, balancing protection and competitiveness.

Step Seven — Final Mortgage, Lawyer & Insurance

After your offer is accepted and conditions are satisfied, we move into the final preparation for closing.

  • Your lender finalizes the mortgage and may order an appraisal
  • Your lawyer reviews all documents and prepares for closing
  • You set up home insurance (or condo contents insurance)

I coordinate with you, your lawyer, and your lender so that everyone is aligned and timelines are respected.

Step Eight — Closing Day & Getting the Keys

Closing day is the moment when everything becomes official.

  • Your lawyer transfers funds to the seller’s lawyer
  • The title is registered in your name
  • Keys are released once registration is confirmed

In some cases, we also schedule a final walkthrough shortly before closing to ensure the property is in the agreed condition.

When the keys are in your hand, you are officially a homeowner — congratulations!

Step Nine — After-Sale Support

My support does not end on closing day. I stay available to you for:

  • Questions about the property or neighbourhood
  • Referrals for movers, cleaners, contractors, or designers
  • Future real estate plans, investment questions, and market updates
